This contract is between the
property owners and the party leader who must sign the booking form
thereby accepting the following conditions on behalf of all persons
named on the booking form. A contract exists when you have paid the
deposit and we have accepted and confirmed your booking in writing.

BOOKING: - To confirm
a booking, a non-refundable deposit of £100/$175 per week must
be enclosed with the completed booking form. The balance is due 8
weeks before departure. Should payment not reach us by this time the
owners reserve the right to cancel the booking and you may be liable
to pay cancellation charges as set out below. All bookings made less
than 8 weeks before departure are payable in full at the time of booking.
All rates are fully inclusive of Florida Sales and Tourist Taxes. |

SECURITY DEPOSIT: - Mr
T Smith or the Management Company in Florida, whoever is making the
booking; will require a security deposit cheque/check or credit card
imprint for £200 or $350 to cover for any loss, breakage or
damage, whilst using the villa. After departure, the villa will be
inspected and the cheque/check or imprint destroyed unless damage
or losses of any kind has occurred. In such instances, a full report
will be submitted to you ASAP thereafter. Bearing in mind transatlantic
communications and the agreed amount of cost reimbursement taken from
the security deposit to cover these costs. |

CANCELLATIONS: - If
you cancel you’re confirmed booking for any reason the following
charges will apply:
1 - Cancellation, more than 8 weeks prior to arrival date - Full
deposit only.
2 - Cancellation, between 4 and 8 weeks prior to arrival date -
50% of rental fee.
3 - Cancellation, within 4 weeks prior to arrival date - 100% of
rental fee. |

FORCE MAJEURE: - The owners
of the property or their servants or agents will not be liable for
loss or delay occasioned by any of the following; strikes, riots,
political unrest, hostilities, war or threat of war, terrorist activity,
fire, flood, industrial dispute, technical or weather problems to
transport, aircraft, airport closure or any other event beyond the
owner’s control. |

INSURANCE: - All clients
are required to have adequate insurance cover in force for the entire
period of rental. |
 |
SAFETY: - Our home has
its own private pool. However, the owner will not accept any responsibility
or liability caused as a result of the use of the pool. Guests are
required to supervise children at all times. Diving is strictly forbidden. |
 |
CLEANING: - The property
will be cleaned prior to your arrival and after your departure. However,
we request the property be left in an orderly state and all kitchen
utensils be washed. Should the property require extensive cleaning,
the owners reserve the right to withhold any monies from the security
deposit. |
 |
EAGLE POINTE or LIBERTY VILLAGE:
- The applicant is hereby made aware of the fact that on many estates
there will be other homes under construction OR repair. The owners
will not accept any liability for complaints arising from noises caused
by construction or moving plant. |
 |
PROBLEMS: - Any problems
or complaints related to the accommodation must be made in writing
the Management Company within 24 hours of the problem arising. The
Management Company will strive to put things right with immediately
effect. The owners will not be liable for any complaint not initially
registered in the USA during your stay. |
 |
YOUR RESPONSIBILITY: -
The party must treat the property, fixtures and fittings with respect.
Any loss or damage must be reported to our Management Company immediately.
The applicant must make good or pay for any loss, damage or breakage.
The owners reserve the right to withhold any monies from the security
deposit to pay for any loss or damage caused by any member of the
party.
Only those persons listed on the booking form are authorised to use
the property. Any changes to this must be put in writing to the owners
before arrival for their approval. |

CLIMATE: - Florida is
a tropical state therefore insects are inevitable. Our home is treated
on a regular basis as part of a pest control programme. There are
insect repellents within the home for your immediate use. |
 |
POOL HEATING: - Pool heating
is charged as an optional extra (see brochure/booking form). However,
if the pool heater becomes inoperative due to a fault or breakdown
that cannot be repaired within 24 hours. Our liability is limited
to the amount of Pool Heating not supplied, calculated as a daily
cost/amount. |
 |
SMOKING/ANIMALS: - We
have a NO SMOKING AND NO ANIMAL POLICY is in place, for the comfort
of our future guestguests. |
 |
HOT TUB/JACUZZI, POOL and GAMES
FACILITIES: - We accept no responsibility for anything that
may happen whilst using these free facilities. Clients should read
the posters and use accordingly. |
 |
HOUSE RULES: - Guests
agrees to follow the house rules. These are posted on walls and are
part of the Property Folder |
